The first step in obtaining a Texas Real Estate Salesperson's License is to contact the Texas Real Estate Commission (TREC) and request an evaluation of your education documents which costs $30.00. You can click on the TREC link above and download the form. You must be at least 18 years of age, of good character (fingerprints and background checks will be required by the State of Texas) and have no student loans or child support in default. EDUCATIONAL REQUIREMENTS If you have some college work or a degree you will most likely to be required to complete the following: (150 classroom hours) Principles of Real Estate 1, Principles of Real Estate 2, Law of Agency, Law of Contracts and one (1) Elective real estate course of your choice. If you do not have any college credits you will most likely be required to complete the following: (210 classroom hours)® Principles of Real Estate 1, Principles of Real Estate 2, Law of Agency, Law of Contracts and three (3) Elective real estate courses of your choice. Once you have completed your required coursework, you will need to submit a License Application to TREC with the following fees: Application Fee of $79.50 and a Testing Fee of $59.00 Once you have completed the above requirements and successfully passed your real estate exam you are a Texas Real Estate Licensee. To become a Texas REALTOR® you will need to join your local Real Estate Association to gain membership to the Texas Association of REALTORS® and the National Association of REALTORS®. Depending on the market area you choose to work in there are a couple of options: San Antonio Board of REALTORS® (SABOR) New Braunfels/Canyon Lake Association of REALTORS® (NBCLAR) There are one-time initiation fees, annual membership dues, quarterly MLS dues and a Supra Key and Key Cradle lease fee.
